Birmingham has launched the Central Heart prospectus at MIPIM, setting out a major new regeneration vision that will create thousands of homes, jobs and commercial space in the heart of the city.
Developed by Birmingham City Council in partnership with landowners, developers, Business Improvement Districts and regional partners, Birmingham Central Heart outlines plans to transform four hectares of under-used city centre land into a new mixed-use neighbourhood connecting the commercial core with HS2 Curzon Street Station.
The programme has the potential to deliver up to 5,000 homes, around 8,000 jobs and more than 400,000 sq m of commercial floorspace, alongside new public spaces and improved transport connections.
The vision was formally unveiled to international investors and development partners at MIPIM, the global real estate conference in Cannes.
A new chapter in Birmingham’s regeneration story
Birmingham Central Heart brings together eight key city centre sites, including Martineau Galleries, Martineau Place, Cherry Street, Cannon Street, Carrs Lane, Union Street, 42 High Street and City Arcade.
Together these sites will transform a key part of the city centre between the Bullring, New Street Station, the Colmore Business District and the future HS2 Curzon Street Station, creating a new neighbourhood designed for city living, work and leisure.
The plans include new linear green routes, improved public spaces and safer walking and cycling connections, helping to create a more accessible and sustainable city centre environment.
Strengthening a growing regional economy
The launch highlights Birmingham and the wider West Midlands’ continuing momentum as one of the UK’s leading locations for investment and development.
The region is home to 2.9 million people, a young and diverse talent base and a strong pipeline of graduates, with major global businesses including Goldman Sachs and Lloyds Banking Group choosing Birmingham as a location for growth.
The Central Heart vision builds on Birmingham’s track record of delivering large-scale regeneration projects, including developments such as Paradise and the Bullring, and sits alongside other major growth initiatives across the city.
Supporting long-term growth and connectivity
Central Heart sits within the emerging Central Heart Growth Zone in the Birmingham Local Plan and aligns with the city’s wider Central Birmingham Framework 2045, which aims to deliver a greener city with better transport, more jobs and higher quality homes.
The project is also expected to benefit from wider regional infrastructure investment, including HS2, the Midlands Rail Hub and expansion of the West Midlands Metro network, improving connectivity across the city and the wider region.
Plans are also progressing to establish the Birmingham East Mayoral Development Corporation, which would support the coordinated delivery of regeneration across Birmingham Central Heart, Digbeth and the wider east Birmingham and North Solihull area.
A partnership approach to delivering the vision
The prospectus has been developed through collaboration between Birmingham City Council, landowners, developers and city centre Business Improvement Districts, helping to create a shared vision for the area and provide greater certainty for future investment and development.
By bringing together public and private partners around a clear long-term framework, Birmingham Central Heart represents the next stage in the city’s ongoing regeneration and growth.
